Frequently Asked Questions

"Do you provide help with probate?" - No we are not lawyers. We deal with practical rather than legal matters.

"My lawyers have advised me that I cannot dispose of assets before grant of probate, is this true?" - Generally speaking an Executor can dispose of assets, however in doing so can leave their selves open personal liability claims. Which is why often lawyers might advise you not to dispose of items. However in practical terms property has to be cleared ahead of a sale. We very carefully identify which items to sell / dispose of and where possibly will do so in as transparent a way as possible making claims less likely, taking time to understand the Executors appetite for risk.

"How long does the process take?" - Ideally, just a little longer than probate process itself. We generally start with the disposal of large, low-value furniture and identifying any minor repairs that might be needed to get best value for the house. Then we address how personal belongings will be disposed of and start organising that. Towards the end of the process we actually start disposing of items, to charity friends where they cannot in practical terms be sold be sold. Organise any repairs and do some minor house-staging for viewings.

"How do you charge for your services?" - We charge a revenue share on disposal of household items subject to minimums, which largely depend the exact makeup of the estate.
